  1. Confirm NRN status, citizenship or foreign passport status, and the applicable property eligibility category.
  2. Check whether the land type is residential, commercial, inherited agricultural land, or restricted agricultural land.
  3. Compare the property area against current NRN area ceilings for the municipality or region.
  4. Prepare source-of-funds proof, remittance records, bank statements, and identity documents.
  5. Review power of attorney documents carefully if a representative is acting in Nepal.
  6. Verify tax receipts, survey map, Lalpurja, seller identity, and encumbrance status.
  7. Keep copies of all registration, valuation, and payment receipts for future repatriation or resale questions.
  8. Ask a qualified Nepal professional before relying on summaries for a transaction.
