- Check whether the land type is residential, commercial, inherited agricultural land, or restricted agricultural land.
- Compare the property area against current NRN area ceilings for the municipality or region.
- Prepare source-of-funds proof, remittance records, bank statements, and identity documents.
- Review power of attorney documents carefully if a representative is acting in Nepal.
- Verify tax receipts, survey map, Lalpurja, seller identity, and encumbrance status.
