  1. Confirm the seller's citizenship or identity documents match the Lalpurja owner details.
  2. Check the Lalpurja plot number, ward, municipality, and listed area against the survey map.
  3. Ask for the latest Malpot or property tax receipt and confirm there are no unpaid dues.
  4. Review the Naksa and physically verify boundaries, access road, and neighboring plots.
  5. Check whether the land is under Rokka, mortgage, dispute, Guthi, public, forest, or restricted classification.
  6. Verify land-use classification before planning a home, business, or subdivision.
  7. Use official banking records for payments and keep receipts for tax and registration proof.
  8. Confirm expected capital gains tax, registration fees, and local charges before signing.
